FAQ

  • We don't have a fixed minimum down payment. The specifics depend on several factors including the purchase price, rehab budget, and After Repair Value (ARV) of the property. You'll cover the gap between the total loan amount we provide and the total project costs, plus the origination fee and closing costs. Please note, the origination fee and closing costs are due at closing and cannot be rolled into the loan.

  • We don't issue blanket pre-approval letters as we prefer to assess each project individually to ensure a profitable outcome for you. Once we have thoroughly evaluated your project, we will issue a property-specific commitment letter.

  • We're proud to offer 100% financing for the rehab costs on all our loans. Depending on your loan choice, the rehab financing will function as either a reimbursement or an advance. After the loan is closed and initial pictures are taken, you may commence work.

  • We utilize recent comparable sales in proximity to your project to determine the ARV. We perform these evaluations in-house and usually complete them within 48 hours of receiving all the project details. No professional appraisal is required, which expedites the process and saves you money.

  • With our rehab loan, you have an 8-month window from the closing date to finish, sell, or refinance, and pay off our loan.

  • Should your rehab go over budget, you'll be required to cover the additional costs immediately. If you're under budget, you can withdraw the leftover funds with the last advance on the project. If you don't draw on all the allocated rehab funds within the loan, you won't accrue any interest on the remaining amount.

  • We understand projects can encounter delays, so we've built automatic extensions into each loan. For rehab loans, we allow up to two three-month extensions, giving you a total of 14 months to complete the project.

  • Yes, we do. If you're considering second mortgages or gap financing, we request you inform us beforehand so we can ensure the closing documents reflect your plans accurately.
